Light Maps and Texture Troubles

hey I have been trying to work out what is causing my issue here
this happens every time I build lighting in the scene

I did custom light maps instead of generating to fix it and also uped the resolution also made sure that I have mesh in the right uv channel for the lightmaps.

been having this one for a while just on certain assets, anyone know what could be doing it other than the light maps.
